Cliff Dweller Rentals – Terms and Conditions

Effective Date: June 18, 2025

By booking a stay with Cliff Dweller Rentals, you (the “Guest” or “Tenant”) agree to the following Terms and Conditions. These terms are in place to ensure a safe, respectful, and enjoyable experience for all guests and to protect the integrity of the property.

1. Payment and Booking Policy

A. Standard Bookings

  • 50% of the total rental rate is due upon booking or signing the rental agreement.
  • This payment must be received within 10 days to secure your reservation.
  • Remaining balance, plus all applicable fees and taxes, is due 45 days prior to arrival.

B. Late or Last-Minute Bookings (Within 60 Days of Arrival)

  • Full payment (rental rate + applicable fees and taxes) is due at the time of booking.

C. Payment Methods

  • Accepted: Debit, Credit, ACH, Check, Cash
  • Processing Fees:
    • Credit/Debit: 3.49%
    • Returned Checks (NSF): $35

2. Fees and Taxes

  • Cleaning Fee: $200 (non-refundable)
  • Pet Fee: $200 (non-refundable, for 1 pet up to 25 lbs.)
  • Room Occupancy Tax: 11.7%
    • Massachusetts: 5.7%
    • Town of Scituate: 6.0%

3. Cancellation Policy

  • 60+ days before arrival: Full refund
  • 30–59 days before arrival: 50% refund
  • Less than 30 days before arrival: No refund

4. House Rules

General

  • Check-in: 3:00 PM | Check-out: 11:00 AM
  • Quiet hours: 10:00 PM – 7:00 AM (noise < 50 decibels)
  • No smoking, candles, or fireworks on the property
  • No illegal substances allowed

Pets

  • One pet (max 25 lbs) permitted with fee
  • Must be leashed, vaccinated, and cleaned up after at all times

Guests and Conduct

  • No unregistered overnight guests or subletting
  • No parties or events unless pre-approved in writing
  • Use of the gas fireplace is limited to January, February, March, and December
  • Keep thermostat at 68ºF (heat) / 78ºF (AC)
  • No furniture rearrangement or tampering with fixtures
  • Lost key replacement: $100 fee

Property Access and Maintenance

  • All windows must remain closed or have screens if opened
  • Trash must be taken out to the entrance of the driveway by 10:00 AM on Thursday
  • Upon departure: remove all food from refrigerator and cabinets

Parking

  • Limit: 4 vehicles along the driveway
  • Do not block garage doors at 125 Gilson Road

5. Cliffside and Waterfront Safety

  • The property sits ~60 feet above sea level on Scituate’s historic 3rd Cliff
  • Do not climb the cliff — use public access points for beaches and trails
  • All activities on or near the cliff or in adjacent waters are at your own risk
  • Guest assumes full responsibility for safety of all individuals in their party
  • Cliff Dweller Rentals, property managers, and affiliates are not liable for injuries, accidents, or fatalities that occur on the premises

6. Acceptance of Terms

By confirming your reservation, you acknowledge and agree to comply with these Terms and Conditions. Failure to do so may result in immediate cancellation or eviction without refund.
